Cleaning your Water Heater: Air Filter

Cleaning your Water heater is very easy and any experienced property manager in Coeur d’Alene can do the basics, like checking the anode rod, flushing the tank twice per year, and other aspects. However, when it comes the air filter they are often over looked by the property owner.  First of all some may not realized that the black mesh ring around the bottom of the water heater is actually the filter. The air filter keep dust and other grime from getting into your water heater’s heating system. Over time dust builds up on this filter and reduces the air flow to your heater, which creates a less efficient heater since your heater requires air to ‘breathe’. It is simple to clean and advised to be done whenever you flush the tank. Cleaning your filter only takes a few minutes and requires no special tools. Follow these steps:

Turn Off Gas/Pilot Light

You do not want any dust flowing up into your water heater while you are cleaning, so shut off the gas flow first.

Remove Filter

The filter is kept in place with a simple catching mechanism. Find the catch mechanism, undo, and remove from your heater’s bottom.

Clean

To clean your filter, blowing off the dust is the best and most efficient way to clean it . If you don’t have an air compressor, then lay out your filter on the ground, and then spray with water until the dust is removed.

Dry

If you use water to clean your filter, then hang your filter to dry, or wipe down with a cloth.

Put Filter Back in Place

Once your filter is dry, replace underneath your water filter by stretching around the bottom, and then using the catching mechanism to secure. Check on all sides to ensure that your filter is sitting properly and without any gaps to allow dust through.

Keeping up on your Water Heater Maintenance insures that your tenants are happy and you save money on any repairs due to neglect.
